However, there are those occasions when seal coating goes wrong…terribly wrong!  On those occasions when something goes wrong with a seal coating application, we get the call at the end of the job not at the beginning. We don’t particularly enjoy those calls because we often have to be the bearer of bad news.

The photographs that you see in this posting are from the parking lot of a well-known hotel brand. The exterior of the building itself is very attractive with meticulous landscaping throughout the grounds of the property. Unfortunately, the parking lot is not as aesthetically pleasing as the rest of the hotel. The hotel’s owner and manager were very vocal in their dissatisfaction with the parking lot. Then a question rang out that we didn’t really want to answer – “Why does it look like this and the hotels across the street look perfect?”

5 Proactive Steps When Seal Coating in 100 Degree Weather

SealMaster®Carolinas franchise owner Bob Krebs believes whole-heartedly in educating the managers of the franchise’s 7 stores on proper and improper procedures when it comes to seal coating. The more in tune his store managers are with procedures, the better they can serve the company’s contractors to minimize errors when applying SealMaster® sealers. Mr. Krebs shared the following  5 Proactive Steps When Seal Coating in 100 Degree Weather in a communication to his entire staff:

Fellow Employees,

In the Greensboro area today, we will have a temperature of 70 degrees with a dew point of 45 degrees and humidity holding steady at 41%.  This is perfect weather for our industry.  Our sealer will dry at an even rate throughout the material. However, I want to bring your attention to what happens when the temperatures rise considerably.

As the week progresses, we are expecting temperatures to rise to as much as 100+ degrees and pavement temperatures exceeding 130 degrees.  It is possible that we may even have a higher dew point in the morning and evening with higher humidity throughout the day.  Under these conditions, sealer will tend to “flash dry” on top and the material underneath may remain gummy.  If a contractor puts a second coat over that, the result could be a real mess.  Compound this with using too fine of sand (i.e., tennis court sand in PMM) and you will see tackiness and the undesired power steering marks in the sealer. Here are 5 Proactive Steps When Seal Coating In 100 Degree Weather:

1.       Mist the pavement to cool it down before applying the first coat. 

2.       Contractors may need to add a small amount of water to PMM and PMCTS.

3.       Use 3-4 pounds of FINE SAND not EXTRA FINE. 

4.       Give the first coat extra long drying time before applying the second coat. 

5.       Give the second coat extra drying time before opening up to traffic.

Following these steps will be useful to our contractors as the hot season unfolds and will help to eliminate the issues associated with these extreme temperatures.

What Is The Best Process For Mixing SealMaster Sealers?

We have heard of and have seen a variety of procedures when it comes to mixing SealMaster® Sealers. The best process for mixing SealMaster® Sealers has proven to be solid process when it comes to getting  maximum performance and life out of your sealer application. When not mixed in accordance with the outline below, a major adverse result could occur. Here is the best process for mixing SealMaster Sealers:

Sealer Concentrate – The sealer concentrate from an authorized SealMaster® dealer goes into the mixing tank first. For best results, do not mix sealers. If there is Coal Tar Sealer in the mixing tank, filling the tank with a Polymer Modified MasterSeal is not recommended. Mixing the two together to for a superior result on a paved surface will not be better than if either one of the sealers was used alone. This action could cause failure in the product and a less than desired outcome for the contractor and propery owner.  It is also not recommended to add water to the tank before the sealer concentrate. Adding water before the sealer concentrate does not allow for a proper mix of all materials to be blended.

 

Water Dilution – Once the sealer concentrate is added to the mixing tank, it is now time to dilute the sealer with water. Keep in mind that for our Coal Tar Sealer, the recommended ratio for water dilution is 30 to 40 percent per our Coal Tar Concentrate Product Specifications. Adding a percentage of water outside these parameters will produce a weakened and ineffective sealer application. As with our Polymer Modified Sealers, per specifications, only a small amount of water may be required to facilitate the application of mixed material.

Sealer Additive – Sealer additives are great for suspending sand, toughening, and speeding up drying times of the sealer mix. SealMaster carries a variety of sealer additives to ensure that the sealer application performs at its best. Sealer additives should be applied at 1 – 2 percent to the sealer mix per product specifications. Additionally, select sealer additives call for a 1:1 ratio dilution of water before adding to sealer mix.

Sand Addition – Sand is an essential part of the sealer mix. As with additives, sand helps to facilitate drying and, most importantly, reduces the probability of skidding for drivers and slips for pedestrians. Applying sealer without sand can result in accidents which are avoidable. Contractors should insure this step is not omitted and property owners should ask their contractor if sand is contained in the mix. Per SealMaster® product specifications, 3 – 5 pounds of sand with a 40-70 mesh AFS rating is recommended for every gallon of Coal Tar concentrate sealer. For sealers such as Polymer Modified MasterSeal, 4  pounds of sand is recommended for every gallon of sealer.

Spray or Squeegee – After all water, additives, and sand are added to the mixing tank and agitated, it is now time to spray or squeegee the mix onto the surface to be treated. Remember, for high traffic areas such as drive lanes, 3 coatings of properly mixed sealer material may be needed to ensure even wear.

Pavement Sealer Application

When you choose a contractor for your SealMaster pavement sealer application, it is important that your contractor understands and adheres to SealMaster specifications. Whether you specify that your contractor use a Coal Tar sealer or an asphalt based sealer like PMM, the long lasting performance of the sealer you choose depends heavily on how it is applied to your pavement.

TR – 300 SandpupTrailer

There are two methods that can be used when applying SealMaster Coal Tar sealer or PMM sealer. One method of application is by  pressurized spray equipment as seen with the TR – 300 SandPup pictured here.  The TR – 300 is a trailer mounted unit that features a durable 75 ft  hose and aluminum spray wand. This unit also has an air driven dual diaphragm material pump to properly push the sealer and sand mix through the hose. SP-575Dual Spray Squeegee Machine

Another method of applying SealMaster Coal Tar sealer or PMM is by self-propelled squeegee equipment. The SP – 575 Dual Spray Squeegee Machine is designed to mix and apply pavement sealers with or without sand.  The round tank design of the SP – 575 allows for a true full sweep agitation with rubber wiper blades.  Contractors choose the all wheel drive models of our self-propelled squeegee machines because of the added traction and easy trailer loading and unloading. Moisture in the form of rain penetrates the cracks raveling and stripping binder from the
